Single Storey Side & Rear Extension – Glenhurst Avenue, Bexley

Project overview
This project involved a single storey side and rear extension to a residential property on Glenhurst Avenue in South East London. The homeowners wanted to create a larger, open-plan living space that worked better for everyday family life, while still feeling well connected to the original house.
The extension was designed to improve natural light, open up the rear of the property, and provide a modern kitchen and living area with direct access to the garden.


The work carried out
The project included a full build from groundwork through to final finishes, with careful planning at each stage to ensure the new space integrated properly with the existing structure.
Works included:
- Construction of a single storey side and rear extension
- New foundations and blockwork
- Structural alterations to the existing property
- Installation of structural steel beams (RSJs) to create open-plan space
- Construction of a new flat roof with multiple rooflights
- New insulated floor build-up with underfloor heating
- First and second fix electrics and plumbing
- Plastering and full internal finishes
- Installation of large sliding doors and glazed panels
- Final flooring laid in a herringbone pattern

Structural & technical considerations
Structural integrity was a key part of this project. Steel beams were installed in line with structural engineer calculations to safely open up the rear of the house and support the new layout.
The floor construction was carefully designed to allow for insulation and underfloor heating while maintaining consistent floor levels between the existing property and the new extension. All works were carried out in line with current building regulations and building control requirements.
The flat roof structure was built to accommodate rooflights, bringing natural daylight deep into the extension and helping the space feel bright throughout the day.


Managing the build
As with most extension projects, sequencing and coordination were important. Groundworks, structural works, roofing, and internal trades were planned carefully to keep the build moving smoothly.
Materials were delivered as needed, trades were brought in at the right stages, and the site was kept organised throughout. Any changes or details were discussed as the work progressed, allowing decisions to be made clearly and without unnecessary delays.

The finished result
The completed extension provides a bright, open, and practical living space that brings together the kitchen, dining, and seating areas into one well-connected layout.
Large sliding doors open directly onto the patio, creating a strong link between the house and garden. Rooflights above the main living areas provide consistent natural light, while underfloor heating delivers comfortable, even warmth throughout the space.
The extension feels fully integrated with the original house rather than appearing as a separate addition.
